19-Year-Old Load-Bearing Vertical Home Extension – Hongasandra, Bangalore
By Royal Architecture
This renovation project involved the vertical extension of a 19-year-old traditional load-bearing home in Hongasandra, Bangalore. The existing home was a G+1 structure, and we successfully upgraded it to a G+3 layout, enhancing space, accessibility, and rental potential.
π️ Structural Challenges & Engineering Solutions:
-
The original structure was built using traditional load-bearing construction, without RCC columns or beams.
-
Adding two more floors required careful structural assessment. We ensured safe load distribution for both dead loads (structural weight) and live loads (occupants, furniture, etc.).
-
We utilized available setbacks on the ground floor and incorporated cantilever beams on the front and one side to support the extended structure without compromising the existing building's integrity.
π Lift Integration & Accessibility Enhancements:
-
A lift was added as part of the vertical extension, providing easy access to all floors.
-
To support the lift, we created a new road-facing balcony on the first floor, serving as a functional lift landing and enhancing the exterior appeal.
-
Additionally, a new staircase block was constructed on the right side of the existing building as an optional secondary access to the upper floors.
π Proposed Floor Plans:
-
2nd Floor – Spacious 2BHK Unit (Rental Purpose):
-
3 Bathrooms – 2 attached, 1 common
-
2 Balconies – one in the living room and one in the bedroom
-
Modern modular kitchen for added convenience
-
-
3rd Floor – 1BHK + 2BHK Units:
-
1BHK – with modular kitchen and attached bathroom
-
2BHK – includes a modular kitchen, one attached and one common bathroom, and 2 balconies (one for the living room and one connected to the bathroom for ventilation and utility)
-
π Terrace Additions:
-
The terrace includes the staircase and lift headroom, designed with proper weather protection and ventilation.
-
A dedicated barbecue party zone was created for family gatherings and social functions, adding lifestyle value to the home.
