10-Year-Old Home Renovation Project in Abbigere, Bangalore
A Complete Transformation by Royal Architecture
Welcome to Royal Architecture, Bangalore.
In this blog, we take you through one of our recently started 10-year-old independent home renovation projects located in Abbigere, Bangalore. This project is a perfect example of how thoughtful design, structural planning, and modern aesthetics can completely transform an old, rented-out property into a luxurious, functional home.
At Royal Architecture, We specialise in Old Home Renovation projects across Bangalore and Hyderabad, including structural renovations, load-bearing homes, and complete interior makeovers.
Before We Begin: Existing Condition of the House
Before diving into the technical scope of work, it’s important to understand the original condition of the house.
The home is 10 years old
It was rented out continuously for the last decade
The layout was outdated and unplanned
There were two independent houses on the same plot
To help the client visualise the transformation, our design team created detailed 3D views and walkthroughs, showcasing how the renovated home would look even before execution began.
Project Scope Overview
The primary goal of this renovation is to merge two individual houses into one spacious, modern home.
Major Scope of Work Includes:
Merging two separate units into a single residence
Complete front elevation upgradation
Full flooring renovation
Construction and renovation of 5 attached bathrooms
Renovation of 1 common bathroom
Interior Renovation Scope
The interior renovation is extensive and covers all major living spaces:
Complete modular kitchen renovation
Interiors for five bedrooms
Pooja room redesign
The highlight of the house — a double-height living room featuring:
Decorative highlight wall
Modern TV unit
Structural Modifications & Vastu Planning
Since two houses are being combined, structural changes are essential.
Originally, the house had two main doors
The new main entrance is shifted to the North-East corner, following Vastu Shastra
The second house’s existing kitchen is converted into:
A foyer area
A guest bedroom
Installation of a 4-Person Lift
One of the most important additions to this renovation is a four-person lift, providing access from the ground floor to the terrace.
To achieve this:
The common wall between the two houses is demolished
The foyer unit is connected seamlessly to the main living area
This ensures long-term convenience and accessibility for the family.
Living Area Transformation
The earlier living room was poorly planned and underutilised.
Our redesigned living area includes:
A stunning double-height feature wall
A stylish, contemporary TV unit
Enlarged windows (horizontal and vertical) to:
Increase natural light
Improve ventilation on the ground floor Kitchen Renovation
The old kitchen layout was unsuitable for modern living.
We completely redesigned the space to create:
A modern modular kitchen
Improved workflow
Better storage and lighting
Dining Area & Utility Space Creation
The existing dining space was very small.
To solve this:
One attached bathroom and bedroom were demolished
A spacious dining area was created
A dedicated utility room was added for functionality
Pooja Room & Store Room Redesign
The old pooja room was demolished to extend the living area
A new store room was planned behind the pooja and utility space
The store room is placed in the South-West corner, as per Vastu
The earlier store room location is converted into a common bathroom on the ground floor
Staircase Renovation
The existing staircase structure is retained
The old slab extension was demolished
Only the granite steps and handrail are upgraded for a fresh look
First Floor Layout Planning
The staircase leads to a family living area on the first floor, which also connects to the lift lobby.
First Floor Includes:
Master Bedroom
Created by demolishing the wall between the two houses
Attached bathroom
Access to an open balcony
Daughter’s Bedroom
Complete interior and bathroom renovation
A new balcony created in the setback area
Son’s Bedroom
Interior and bathroom renovation
Extended balcony towards the roadside and side setback
Balcony connects with the daughter’s balcony
Terrace Renovation
The terrace has large open areas on both sides.
Renovation work includes:
Creating a sit-out area using MS structure with Mangalore tiles
Demolishing the old common toilet
Constructing a new attached bathroom for the terrace bedroom
Removing old, dull terrace tiles
Complete terrace waterproofing
Front Elevation Upgradation
The existing house lacked a strong architectural identity.
We designed a timeless and elegant front elevation that will remain stylish for years.
Additional works include:
Complete electrical renovation
Complete plumbing renovation
Interior and exterior painting as per the client’s preferences
